Prompt Library: what to ask Sunday
This article doubles as an in-app empty state and a good first-week email. It is also the fastest way to show a sceptical user that the product has a shape beyond "type something".
How to ask well
- Name the scope. "In the Hamburg portfolio" beats "in our portfolio".
- Name the output. "As a table with these columns" gets you the table.
- Ask for the source. Add "cite the document" and you get something you can defend.
- Ask for uncertainty. "Tell me what you weren't sure about" is the most underused instruction in the product.
- Follow up rather than restarting. "Now only the retail units" works: the context carries.
Finding things
- Find every lease contract for [property] and list them with tenant, unit and lease end date.
- Which amendments exist for the lease with [tenant], and what did each one change?
- Which documents do we hold for [property]?
Understanding a lease
- Summarise the key terms of this lease: parties, term, monthly net cold rent, area, permitted use, notice period and any rent adjustment mechanism.
- Does this lease have a break option? If so, who can exercise it, when, and on what notice?
- Is the rent stepped or index-linked, and what does the schedule look like over the remaining term?
Portfolio questions
- What is our WALT across all office properties, weighted by rent?
- What is the vacancy rate for [portfolio], by area and by unit count?
- Compare [property A] and [property B] on occupancy, average rent per m² and WALT.
- Which five tenants represent the largest share of portfolio income?
- Which lease contracts expire in the next 12 months? For each, give me the property, unit, tenant, end date and monthly net rent. Cite the contract.
- Which leases contain an extension option, and by what date must the tenant exercise it?
Data quality
- Where does the rent roll disagree with the signed contracts for [property]?
- Which units have no lease contract on file?
- Which extracted figures were you least confident about, and why?
Producing something
- Build an Excel file with one row per lease: tenant, unit, area, monthly net rent, start, end, adjustment type. Add a column flagging anything uncertain.
- Plot the lease expiry stack for the next five years, weighted by rent.
- Draft a one-page summary of this property for an investment committee.
- Create a PowerPoint summary for [property] with a cover slide, an occupancy and income slide, a lease expiry chart and a slide listing open data-quality issues.
- Write an email to the tenant in unit 3.02 about their lease expiring next March, referencing their extension option and its deadline. Formal German, and keep it short.
Tips & best practices
- Sunday can produce Excel, PowerPoint, Word and PDF files, and generated files are saved into the document library so they can be found again.
- Treat generated output as a well-informed first draft. A person edits before it circulates, and a person signs it off before it reaches an investor.
- A formal termination or rent increase notice has statutory form and delivery requirements. Use email drafting for ordinary correspondence, not to issue legally effective notices.
