What Primefold RI is
Primefold RI is an operating layer for commercial real estate investment and asset management. It reads the documents a property team already has (leases, amendments, rent rolls, underwriting models), extracts the facts out of them, checks those facts against each other, and then lets the team ask questions and produce work from a single, verified picture of the portfolio.
The problem it solves
An asset manager's job is judgement: which leases to renew, where the risk sits, what a building is worth. Most of their week is not judgement, it is retrieval. The facts they need are locked inside a few hundred PDFs and spreadsheets spread across SharePoint, Google Drive and email. Answering something as basic as "what is our average remaining lease term in Frankfurt?" can mean opening forty documents by hand.
Worse, the summary spreadsheet everyone actually works from (the rent roll) is maintained by hand while the signed contracts are not. Over years the two drift apart, and nobody knows where or by how much.
What Primefold RI does about it
Ingests documents from where they already live, no migration required.
Classifies each one automatically: this is a lease, this is an amendment, this is a rent roll.
Extracts the structured facts out of the ones it understands deeply: parties, dates, rents, areas, escalation clauses.
Validates those facts against real estate rules, and against each other.
Routes anything uncertain to a human before it becomes official portfolio data.
Answers questions over the result, through an assistant called Sunday, with a link back to the source line for every figure.
That sequence (find → extract → validate → review → use) is the product. The chat window is one way to reach it, not the whole of it.
What it is not
Not a CRM. No tenant communication history, no ticketing, no leasing pipeline.
Not accounting software. No general ledger, no service-charge billing.
Not a replacement for Excel or Power BI today. It feeds them better data.
Not Primefold XI. XI is a separate product about tenant and visitor experience.
Not self-service. Workspaces are set up for you; there is no public signup and no trial.
No mobile app. It is a responsive web application.
No public API for third-party integration today.
Tips & best practices
If someone opens with "so it's an AI chatbot over our files?", do not accept the frame. The answer is the trust workflow: classification, extraction, validation and a human review gate. A chatbot has none of those.
The one sentence worth memorising: Primefold RI turns real estate document rooms into reviewed, source-grounded portfolio intelligence, so a team works from verified data instead of re-reading PDFs.
